Modern Condo Renovation in Logan Circle, Washington, DC
This project was a 3-story condo remodel in a fairly new building located in the Logan Circle neighborhood of Washington, DC. On the 1st floor, the goal was to re-design the kitchen to increase efficiency and incorporate the dining area into the island. The 2nd floor included renovating two builder-grade bathrooms and modifying the bedroom closets. At the 3rd floor, we planned to add built-ins for an office, storage, and a small interior wet bar which would serve the adjacent walk-out rooftop patio.
Design and Layout
The condominium building (originally construction in 2004), was designed with bamboo wood flooring throughout. The sunlight from the condo’s large windows had discolored the wood around several large area rugs. Due to a flood, these floors had been refinished to the point that there wasn’t much left to work with. After debating between a number of solutions — replacing the floors with new wood, staining the existing floors, removing the floors and finishing with polished concrete, etc. — the client ultimately decided on a beautiful, large format 17″ x 35″ white Italian tile throughout. We increased the kitchen footprint by pulling out the island a bit and allowing room for the oven and hood on their own wall. We used small European appliances throughout — including an 18″ dishwasher and 24″ wide fridge + freezer. Also featured is a stack of Miele appliances: an integrated coffee system, steam oven, and convection.
Style and Finishes
Our client wanted to do away with all the red wood tones and redress his condo in all cool grays and blues. In addition to replacing the bamboo flooring with clean, white tile, we also removed all the cherry stained cabinets and opted for new all-wood cabinetry in a gray graphite stain. Caesarstone engineered quartz countertops in a soft, honed Pebble finish were fabricated to create the integrated dining room table top and partial waterfall. At the 2nd floor bathrooms, we blended large format, neutral tiles with punctuated accents — including a geometric floor pattern and muted blue wall tile. On the 3rd floor, we replaced the faded bamboo flooring with a more durable black tile and updated the wet bar and office cabinetry to match the new graphite grey tone used throughout the rest of the condo. New modern lighting forms and simple stainless hardware pieces completed these spaces.
Construction and Final Product
Working in a condo building presents challenges not seen in a free-standing home remodel. This project was no exception; particularly since this condo unit was located on the top floor of the building. Some of the challenges our team faced were parking, limited work hours, a sprinkler system with no local shutoff, the inability to stage a dumpster near the project site and the absence of a dedicated freight elevator. But perhaps the biggest challenge came by way of another contractor who was working in a neighboring unit who repeatedly broke condo building rules, for which our team was initially blamed. Once the remaining residents in the condominium realized that our team was not at fault, the project progressed smoothly. The final product was an efficient floor plan on each level, with a clean and modern aesthetic throughout the condo.
